Project Description

    Martin Arbors is located on approximately 1,150 acres in western Palm City, west of the intersection of Interstate 95 and C.R. 714. There are forty wetlands onsite, ranging in size from 0.32 acres to 37.64 acres. Several of the wetlands are interconnected by small ditches. The site is triangular in shape and is bounded by the West Perimeter Canal to the west, Becker Holding Corporation’s property to the south, and the S-3 Canal to the northeast.

    The project includes 47 lots at a minimum of twenty-acres in size with an associated 5-mile roadway system. It is outside of Martin County’s Urban Services Boundary; therefore, water service is supplied via well and waste water service is supplied via septic tank.

    The drainage design for this project was challenging in that the existing conditions were relatively flat, improved pastureland with cattle on site. EWR designed the system to mirror historical flow pattern, connectivity and ultimate discharge points of the wetlands.
    All wetlands are protected with a 50-foot buffer. Pre-treatment swales were designed around the perimeters of the wetland buffers. Roadway runoff only discharges into the lakes and wetlands after water quality pre-treatment in roadside swales.

    The developer is constructing the roadway and drainage system to accommodate the entire project; however he is not constructing the individual homes. Accordingly, EWR had to establish language for incorporation into the POA documents that limits the amount of development on each lot, including the square footage of buildings, setbacks from wetlands, separation for wells and septic tanks, excavation of individual lakes, and preservation of wetlands, buffers, and drainage ditches.
