Project Description
The Polo Club is located on approximately 662 acres in western Palm City, west of the intersection of Interstate 95 and C.R. 714. The project includes 32 lots at a minimum of twenty-acres in size with an associated two-mile roadway system. It is outside of Martin County’s Urban Services Boundary; therefore, water service is supplied via well and waste water service is supplied via septic tank.
Prior to development, the site was utilized for row crop farming, consisting mainly of tomatoes. The pre-development site topography indicated the site historically drains to the S-3 canal to the west and the S-1 canal to the east, with the respective drainage areas split by a ridge running north-south along the center of the property. EWR designed the post-development system to mirror historical flow pattern, connectivity and ultimate discharge points. There are two defined onsite wetlands at the north end of the project, with approximate acreages of 7.28 and 6.51. Both wetlands were protected with a 50-foot buffer and pre-treatment swales around the perimeter buffers. Roadway runoff only discharges into the lakes and wetlands after water quality pre-treatment in roadside swales.
The developer is constructing the roadway and drainage system to accommodate the entire project; however he is not constructing the individual homes. Accordingly, EWR had to establish language for incorporation into the POA documents that limits the amount of development on each lot, including the square footage of buildings, setbacks from wetlands, separation for wells and septic tanks, excavation of individual lakes, and preservation of wetlands, buffers, and drainage ditches.
